Terms and Conditions

All sales will be held on March 28, 2008 in Charleston, SC.

Seller will pay and provide:

  1. Preparation of Deed
  2. Any Outstanding Liens
  3. Property taxes to the date of closing
  4. All fees associated with existing listing agreements
  5. Recording Stamps on Deed

Buyer will pay all other closing costs including:

  1. Title Search Required
  2. Buyer's Premium
  3. Other normal closing costs

A 5% buyer's premium will be added to the final bid to arrive at the Contract Sales Price. An escrow deposit of 5% will be due on the day of Auction, with balance due within 30 days or by Monday, April 28, 2008. Broker Participation Invited. Seller's agents will be compensated based on their existing listing agreements, and buyer's agents will recieve a 1% referral fee if acknowledged during registration. The properties are being sold "AS-IS". The sellers will make no repairs. All sales subject to seller's confirmation/ approval of final bid. Seller makes no warranty, expressed or implied, as to the title of the property or zoning of the property except as warranted by its deed. Any additional terms and procedures will be announced on the day of sale. All announcements made day of sale take precedence over any printed or electronic matter. Trademark does not make any representation or warranty as to the title to the property or its condition. Potential Buyers should be advised to inspect the property as they deem and to have the title evaluated by a licensed SC attorney.
